Vanguard Capital Corporation is the sister company to Mr. Swanson Mortgage and is the company through which we handle commercial mortgage financing.


Commercial lending is a very different world from residential lending.


There isn't one Fannie Mae or Freddie Mac guideline that tells every lender how a commercial loan needs to work. Every bank, credit union, debt fund, private lender and specialty finance company has its own appetite, its own guidelines and, most importantly, its own tolerance for risk.


That's where a good commercial mortgage broker becomes valuable.


Vanguard Capital Corporation specializes in finding financing for commercial real estate transactions of virtually every shape and size. We've worked on loans as small as approximately $300,000 and transactions exceeding $10 million.


But the size of the loan isn't what interests us.


The deal does.


We especially like the transactions that don't fit neatly inside a traditional bank's box.


Maybe the property is unusual. Maybe the borrower is self-employed. Maybe the income history isn't perfect. Maybe the transaction needs to close quickly. Maybe there's a construction component, a complicated ownership structure, a short-term problem that needs a bridge loan, or a property that simply doesn't fit the risk profile of the borrower's local bank.


Those are often the deals where a commercial mortgage broker can provide the most value.


Traditional banks can be an excellent source of commercial financing when a transaction fits their portfolio. The challenge is that banks are intentionally risk-conscious. If a deal falls outside their lending parameters, the answer can quickly become "no."


Our job isn't to make your transaction fit one bank.


Our job is to find the lender that fits your transaction.

CoStar gives us access to extensive commercial property information, sales comparables, market and submarket data, ownership information, property histories and other research that helps us better understand the asset before approaching a lender.


We also use Janover Pro, a commercial lending intelligence platform that helps identify lenders based on the actual characteristics of a transaction—including property type, loan size, geography and financing structure.


That matters.


Instead of simply sending a loan to the same handful of banks and hoping somebody likes it, we can research the transaction, identify lenders whose current lending criteria fit the deal, and approach the market more strategically.


Sometimes the best lender is a local community bank.


Sometimes it's a credit union.


Sometimes it's a national lender, debt fund, SBA lender, bridge lender, private lender or specialty finance company you've probably never heard of.


We don't particularly care which one it is.


We care about finding the financing structure that makes sense for the transaction.


Commercial deals can be complicated.


We like complicated.
